Our team provided mechanical, electrical, plumbing, technology, and lighting design services on this 60,000 square foot medical office building project located on the existing Kaiser Baldwin Park campus site. The new construction can house 42 provider offices, 50 exam rooms that accommodate orthopedics, urology, imaging, and RAD public square. The project goal was to create a technologically advanced Medical Office Building using a building automation system and specialty lighting systems integrated into various complex ceiling systems.

Electrical Solutions: The electrical system design includes power, lighting, and low voltage system design and required constant coordination with the architectural team and Medical end-users for particular receptacles and power connections for specific medical equipment in each medical or procedure room. The project included internal coordination and other trades, including elevator installer and security installers, for all power connection requirements. We designed each room of the medical office building based on the Kaiser Permanente electrical design requirements.

Technology Solutions: The technology team developed a building automation system (BAS) design requiring several coordination meetings with Kaiser, equipment manufacturers, controls vendors, the MEP team, and the commissioning agent to fulfill Kaiser’s design requirements. The project also included a detailed Measurement and Verification plan, which monitored numerous electrical meters and gas meters through the BAS. The technology team developed an exact specification and heavily coordinated with the mechanical and controls contractors to address the scope of programming custom BACnet point names and ensure a smooth integration process.

Lighting Design Solutions: The lighting design team achieved its goals within budget constraints and strict lighting design criteria in place. Through a lengthy VE process, our team utilized its deep knowledge of lighting systems currently available industry-wide to ensure the highest value for the lighting package. Design goals were achieved within budget and with the desired lighting systems; while still achieving the rigorous light level standards established by Kaiser.
